If you are the least bit curious about the NAR LAWSUIT and what this means for Buyers, Sellers, Realtors and Real Estate?
Reach out to me, I can shed some light. or keep reading for my "personal professional opinion" on the subject matter.
At the end of the day, its business as usual, with a little more paperwork! I will continue to encourage my clients to have MAXIMUM EXPOSURE on the sale of their home! Maximum Exposure means, Myself and My Broker offering a percentage of that negotiated commission to the Buyers Broker, and this is good business. We as listing agents want to encourage this.
The home is worth, what it's worth in a buyer's eyes. Our listing price is set based on the sellerβs input and suggestive value arrived from current home sales and data in the surrounding areas. We need the buyers, and we need maximum exposure to obtain our Sellers Best Outcome! The combination of the two will keep the market thriving for the best interest of ALL PARTIES.
Just to clarify - A seller is NOT paying for the buyer's representation, that is between the buyer and their agent, the seller's agent and their broker are offering the buyers representative compensation from our negotiated fee to bring us their Qualified Buyer, ready to Buy a home and ready to Pay Fair Market Value or more depending on the circumstances.
The values are made up of so many important factors - Condition of the home, location, resent sales in the area and believe it or not cost to sell that home including Real Estate Commissions along with so many other factors. At the end of the day, ONE COULD SAY that it is the BUYERS FUNDS at the closing table that make it possible to fund the Real Estate Transaction and cash the seller out on his Equity. Is it safe to say, both SELLER and BUYER are covering the agent's commissions and or fees, title fees, lender fees, taxes, etc., etc., etc.? My Opinion is YES, both Buyer and Seller have investment at the closing table!
AGAIN, just 29 years in the industry and only my OPINION!
Always with your Best Interest being my top priority, Your Friend & Realtor
