With so much news and chatter with what’s going on with the housing market it can feel overwhelming!

It’s more important than EVER to sit down with a real estate advisor and go over your goals, the numbers and lay out options.

That’s exactly what James and I did when he was thinking about selling. We set up a consultation and went over everything ✨

After the walkthrough I recommended new carpet, paint, some repairs and yard maintenance.

We also set a strategic list price. This is the most important!!!!

In this market it’s more important than ever to stand out amongst the other homes for sale.

Earlier this year there were 2,000 homes on the market and now there’s 8,000. That means buyers have more options 🏡🏡🏡🏡

We went live on the market and within 2 days had multiple offers.

We recently closed and I’m so excited we accomplished all of James’ goals!

It doesn’t always make sense to sell….it all depends on what your goals are.

I HAD to share this……

A couple months ago….I started feeling overwhelmed.

It’s been such a dream being able to help more and more people 🥹🥲

But….There was no way I could be in 2 places at once.

Luckily I know when to ask for help 🤓

Next thing I know….I get a call from an agent in my office.

She was super sweet, thoughtful and I could instantly tell she was so passionate and talented.

I was impressed to say the least ✨✨

New construction has been a popular choice!

Lisa, her husband Mitch and her parents decided to make the move to Las Vegas!

They were so excited to see what the options were!

We visited one of the first communities…and they instantly fell in LOVE!

The amazing part was that we were able to get 2 lots right by each other….so they could be next door neighbors!!

Soon after they got to start building their new homes from the ground up!

It was so fun to watch them get built from start to finish!

Lisa’s parents closed on their dream home last month and just recently it was their turn ✨

In this case…..it was all about starting a new chapter.

My client recently went through a lot and needed a change.

She decided to make the move back to the other side of the country to be close to her son.

This move was very special for her and she was eager to start.

We started pre-marketing right away and got a ton of interest.

Her home was beautiful and quickly got multiple offers.

One stood out, especially because of the buyer’s commitment.

We went under contract and soon closed.

We negotiated a leaseback…this way she could take time moving out and wasn’t up against a timeline.

Each client is so special to me and it’s so important everything’s handled with care and strategy.

They left over the weekend and should be to their new home soon! ✨✨

1 sweet family….2 dream homes….1 block apart….and keys the same day

One year ago I met Odjie, Henry and Andre! They were so excited to start looking for their dream home! 🏡😍

We quickly realized new construction was the way to go!!

Something they could customize and make their very own! And something they ALL loved!

Modern and bright style…with lots of space!!

We started visiting home builders and I remember when we walked into their model!

At that point there were a couple favorites…but not after we saw this one!

Everyone was super excited with the biggest smiles!

And I knew from that moment! This community was definitely the one! ☺️

We got everything started and we were able to watch the dirt lot slowly become a home….

A couple months later we got to show their brother Edwin the models and he fell in love with one at the community next door!

It checked alllll the boxes!

His home started and we watched it as it started coming together…

Over a few months their completion dates started getting closer and closer to each other!!

Before we knew it….the closings got scheduled for the same day!! 😜

We were able to have their walkthroughs together and get keys the same day!!

All while selling their home that closed a couple days later!

Talk about perfect timing!

This one was extra special! They’re truly such a sweet family! So happy for you guys!!

Such a special day 3 months in the making! 🤩

I met Giselle and Korye almost 10 years ago before they were married and started their family!

I’ve seen their sweet family grow and I’m so proud of them!

They reached out about their home buying goals and 3 months ago we were in my office strategizing! 📚

We wanted to make sure we had the best options and had a plan for success!

We saw a few homes and then walked into this one! ✨

AND it definitely felt different from the rest!

We quickly put in an offer!

BUT….There were already MULTIPLE offers!!!

We strategized an amazing offer that still had really great terms for Giselle and Korye….

AND the very next day I got the call that their offer was accepted 🥳🏡

Now here we are….Exactly 3 months to the day…..

I get to meet them with the keys!!

We were told NO so many times……

Anyone would have felt discouraged….

BUT there’s no way that would stop us! 🙅🏻‍♀️

Emily and Kurtz were having a terrible home buying experience when I met them! 😥

They missed out on homes and were not getting accurate information! Which is 100% a must!!!

Their agent was not acting in their best interest!

I was connected with from my amazing agent partner Danielle Tisa Moreno in AZ 😍

They really needed someone to step in and turn things around!

We met for a consultation and got right to work!

It was really important for them to stay in the same neighborhood as their family!

This narrowed down options but we were on a mission to find something perfect.

We saw a couple homes but had a feeling something better would come along.

Shortly after the perfect one came on the market!

I called the agent and it quickly had a couple offers on it. Even a cash offer!

At first we were told no! There’s no way to compete!

But….I didn’t take no for an answer. We negotiated hard and put in a lot of work……

AND it paid off 🥳

The seller accepted their offer!! We were so excited!! Emily and her family were so excited to move forward on their dream home!

We got the inspection done and repairs negotiated.

We were onto the next step.

BUT…..shortly after we found out the lender made a huge mistake.

And because of that mistake…..the loan couldn’t get approved.

BUT we went right into action!!

I contacted one of my trusted lenders and he quickly started working on it and came up with a solution!

Things were looking good again.

BUT unfortunately the no’s didn’t stop there…..

Next was the appraisal.

Repairs came up the appraiser needed completed in order to move forward.

After many quotes, the repairs would cost the seller close to $15k!!!!

A lot of sellers would’ve said no and moved on with a cash offer.

BUT that didn’t stop us! We went back to the negotiation table and the seller agreed to make ALL the repairs!

It took additional time and a lot of hard work and patience on all sides.

Luckily…..all the repairs got done and met the appraisal conditions!!

We were on to the next step!!

AND shortly after we got amazing news!!

We got the clear to close and no longer needed to worry about any no’s!

I know Emily, Kurtz and their family were so excited!!!!

I’m so happy they were able to get the keys to their dream home!!

This one was extra special!

Make sure you work with someone who truly cares and does what it takes! It’s just as important to have a strong lender 💪

Sometimes you’re told no and you have to keep trying! You can’t ever give up!

What a way to start the new year 🏡🥳

I was completely laughed at….😱😳 and instead of getting embarrassed…..

I got EMPOWERED!!

I was new to real estate and so excited to get started!

The office offered business planning so I quickly set up a meeting and was so excited for goal setting!

They asked me what my goals were and I was super excited….and a little nervous to share 🙈

They were really high goals. But I was so passionate about helping people and knew I could do it.

So I confidently shared in what I thought was a supportive place…

Without any hesitation, I got a look of disbelief 😱

And then what followed completely shocked me…..

They quickly said it wasn’t possible! It’s not the “norm” and I would fail!

I’d be so discouraged it would lead me to quit!

BUT my thinking was completely the opposite.

There was absolutely NO way I was giving up 🙅🏻‍♀️

For over an hour….she tried to talk me out of my goals….😧

It was like we were at the negotiating table…..and MY dreams and aspirations were being pulled away from me.

Little did she know how persistent I am….AND I don’t give up on what matters most to me 💪

My dreams and goals are NOT to be negotiated.

It was very early into that conversation I knew this wasn’t the place for me…

Looking back I could’ve walked away right as I knew….

But I felt so passionate to stand strong and speak my truth. I was even shaking.

After that I grabbed my stuff and ran right the heck out of there ✌️

I drove straight to a different brokerage that was clearly the right fit.

I told them and they were just as shocked….

What happened next was truly amazing ❤️

They welcomed me and didn’t care what my goals were….

They believed in me and supported my dream no matter what!

A couple years later, I more than doubled that goal.

It wasn’t easy….whatsoever.

But I know I got there so much quicker with their support.

Please make sure you surround yourself with the right people 🙋🏻‍♀️✨

AND most importantly believe in yourself and don’t let ANYONE stop you!
