We've seen a lot of home theaters, but never one like this. 🎬🔒 This homeowner built their theater room as a prison cell, complete with a real steel-bar door that clangs open and shut by remote control.

Features this personal can make a home harder to sell… but this one sold almost immediately. You never know!

Would you put this in your home? YES or NO? 👇

A rarely employed (but legit) method of extracting price adjustments for property characteristics is the survey method. It is more accurate than you might think. Check out this video on the Wisdom of Crowds.

As a real estate appraiser, when I speak to Realtor groups, the most common questions I’m asked are about how specific home characteristics will affect the sale price.

For example, the value effect of:
1 story versus 2 story
Traditional style vs Contemporary
Having only 2 bedrooms versus 3 bedrooms
Backing up to the freeway
The list is very long

At a recent meeting, I asked a group of Realtors to complete a survey, asking their opinions on those same questions. This short video is part of a series cut from a longer video that addresses the collective opinions of a group of Realtors compared to the appraisers’ research (statistically extracted from market data).

Today’s question…

1
Backing up to the freeway.
How much does that affect the value?
