One of the biggest reasons so many retirees are moving from California to Nevada is because the financial difference can honestly be pretty significant over time.

Nevada has no state income tax, no state estate tax, and no state inheritance tax. Plus, primary residences qualify for a 3% cap on annual property tax increases, which gives a lot more predictability for people planning long term retirement living.

For many retirees coming from higher tax states, that can mean thousands of extra dollars staying in their account every single year instead of going toward state taxes.

Of course, there are still things to plan for like HOA fees, sales tax, insurance, and federal taxes, but for a lot of people, the overall numbers simply make more sense here.

And honestly, beyond the financial side, many people are also looking for a lifestyle that feels a little easier. More sunshine, beautiful communities, less stress, and homes that fit the next chapter of life a little better.

Thinking about selling your Las Vegas home this year? One thing I keep talking about with sellers right now is how much the first impression really matters.

Buyers have more options at the moment, so the homes that stand out right away are usually the ones getting the most attention early on. And honestly, it’s not always the most upgraded or expensive home either. A lot of it comes down to presentation, pricing, timing, and how the home is introduced to the market from day one.

That’s why I always tell my clients it’s so much more than just putting a sign in the yard and uploading photos online.
The way your home is prepared, marketed, and launched can completely change how buyers respond to it. The goal is to create that feeling where someone walks in and immediately starts picturing themselves living there.

June is one of those months where Las Vegas just feels extra fun. ☀️

The days are longer, patios start filling up again, and somehow every weekend ends up with plans before you even mean for it to happen. Between live music, night markets, local festivals, and community events around Summerlin and Henderson, there’s a lot going on around town this month.

It’s one of the things people end up loving most about living here. There’s always something happening, and you don’t have to go far to find it.

Is 2026 actually a good time to buy a condo in Lake Las Vegas?

Right now the market feels a little more balanced again. Things aren’t flying off the market like they were a couple years ago, and condos are sitting a bit longer, usually around 115 to 128 days on average.

And that actually changes things in a good way for buyers.

When homes sit longer, you’re not walking into a rushed decision or competing in that super pressured, multiple-offer situation. You get more time to think, more space to negotiate, and more opportunity to really choose something that fits your lifestyle instead of just reacting fast.

So if you’re looking at Lake Las Vegas, 2026 feels less like a “panic buy or miss out” market and more like a “be intentional and make it work in your favour” kind of market.

For a lot of people, that’s actually a really nice shift.
