I know it’s only September, but if buying a home has been somewhere in the back of your mind, the holidays aren’t as far away as they seem.

Starting now doesn’t mean you need to rush. It gives you time to get your numbers together, figure out what you really want, and look for the right home without feeling like you have to force anything.

If everything lines up, you could be celebrating Christmas morning in a home that’s yours this year. 🎄🤍

That’s a pretty good reason not to automatically tell yourself, “I’ll wait until next year.”

I always tell my buyers this. Don’t just picture yourself in the house. Picture your actual life there.

The extra bedroom and bigger kitchen are easy to get excited about, but what does a normal Tuesday look like once you move in?

• How far is your morning coffee run?
• Is the commute something you’ll still be okay with six months from now?
• Are there parks, trails, restaurants, and shops you’ll actually use?
• Does the neighborhood fit the way you like to spend your weekends?
• Can you see yourself being happy there long after the excitement of moving in wears off?

Because here’s the thing. We can change countertops. We can redo floors. We can even rethink an entire floor plan.

But I can’t move the house to a different neighborhood.

So yes, we’re looking for a home you love. But I’m also making sure you love the life that comes with it.

Fall home prep in Vegas looks a little different. We’re not exactly getting ready for snow over here. 😂

September is more about giving your home a little reset after months of triple digit heat and monsoon weather, and getting everything ready for the part of the year when being outside actually sounds good again.

A fresh A/C filter, a quick roof check, adjusting the irrigation, checking those sun baked window seals, and finally getting the patio back in shape. Nothing major, just the little things that are much easier to deal with now than after they become a problem.

The Henderson market is giving buyers a little more breathing room right now.

Inventory has climbed to 1,575 homes, the median list price is sitting at $609,999, and 43% of listings have had a price reduction. Homes are taking a little longer to move too, with a median of 70 days on market.

Technically, sellers still have a slight advantage, but with more homes to choose from and the Market Action Index slipping from 32 to 31, buyers have a little more room to work with than they did before.

What does that actually mean if you’re buying or selling? Strategy matters. Buyers may have more room to negotiate, while sellers need to be especially thoughtful about pricing from day one.

Let’s talk about one little number that can have a pretty big say in your home search: your DTI.

Your debt-to-income ratio looks at how much of your monthly income is already going toward things like car payments, student loans, and credit cards.

It’s one of the numbers lenders use when figuring out how much home you may qualify for, which is why two people with the exact same income can have completely different buying budgets.

Not the most exciting real estate term, I know. 😂 But definitely one worth understanding.

Before you fall in love with a price point, know your numbers first. It makes the whole home search a lot easier.
