This is what you get when you list your property this type of business. They’re not local, they have no personal stake in your success, and they’re not knowledgeable. This representative can’t differentiate between an HOA and county government, isn’t familiar with the property restrictions, and doesn’t possess the zoning information. This is why in a market with dozens of offers, they have none. If you think you’re saving money by using an absentee brokerage, it’s quite the contrary.

Notice, they’re also offering YOUR listing agent a commission if your agent convinces you to sell to them. Think about this…
Your agent’s job is to advise you on the best offer for YOU. In this scenario, if your agent convinces you to sell your home to this company, your agent gets double their normal commission. Sound ethical??? I hope you have someone honest enough to do the right thing, even if it means foregoing tens of thousand of dollars in additional commission.

CAUTION REQUESTING MORTGAGE FORBEARANCE:

Please use caution and do your research before requesting a deferment or forbearance on mortgage payments. Most lenders offering this service will require that you pay any deferred payments in a lump sum at the conclusion of the forbearance period. Your lender may also offer the option of modifying your loan. Before you request a forbearance or sign any paperwork, please make sure that you have the repayment terms in writing prior to taking this step. Balloon payments and loan modifications can impact you negatively if not done in a way that protects your financial status, credit reporting, and loan history. Ask questions. How will this report to my credit? Although it may not be reported as late, how WILL this be reported? Will the lender simply not report any status for the affected months? Will they report the loan in a deferment or forbearance status? Reporting classification matters, and can impact your score and ability to obtain future lending.

This afternoon, we contacted Quicken Loans, the nations largest lender, to inquire as to their current forbearance process. They were unable to tell us the repayment plan specifics. They were also unable to provide us repayment plan terms in writing. We were told payments could be deferred for up to 90 days however a lump sum re-payment would be due or a loan modification would be required. Understand, any payments you defer are not simply added on to the end of your loan. Like with any deferment or forbearance there are consequences, so please make sure you are clear on those before taking action.
