Why access matters when buying land?

1. So you have legal access.
A property may look like it has road access, but you want to confirm you have a legal right to use that road or driveway.

2. Know what kind of access it is.
Is it directly off a public road? A private road? An easement through someone else’s property? Those details can make a big difference.

3. Check the condition of the access.
A road that works great in July might be a completely different story after heavy rain. Think about mud, steep grades, drainage and whether you can actually get vehicles/equipment in and out.

4. Consider year-round access.
If you’re buying land for hunting, recreation, farming or eventually building, ask yourself: Can I comfortably get to this property when I actually need to?

5. Look beyond your driveway.
If access crosses someone else’s property, understand the easement—where it runs, what you’re allowed to do with it, and who is responsible for maintaining it.

6. Think about the future.
You may not care about bringing a trailer, tractor or construction equipment onto the property today. But you might someday.

Access isn’t always the most exciting thing to look at when you’re buying land—but it’s one of the first things you should understand.

A lot of people see our names on the signs, the listings, and the social media posts, but there’s a huge part of this business that most people don’t see, and that’s Rikki. She does so much behind the scenes to keep everything moving. She keeps us organized, helps take care of our clients, handles a million little details that most people never know about, and somehow manages to keep everything on track when I’m running in ten different directions. The truth is, this business wouldn’t look the way it does today without her. Real estate can be demanding. There are late nights, weekends, constantly changing schedules, phone calls at all hours, and plenty of times when work follows us home. Through all of it, she continues to support what we’re building and plays a huge role in making it possible. I may be the one you see out showing properties, walking farms, negotiating deals, and putting up SOLD signs, but this has never been a one person operation. I’m incredibly thankful to have Rikki beside me in business and in life. If you’ve ever worked with us and had a great experience, there’s a pretty good chance she had something to do with it.
