Preparing to Sell? The FOUR Before....
As we enter the Fall Markets, these may be considered the FOUR ESSENTIALS I think we might agree are absolutely essential prior to listing any home in today's world:

1. Do a pre-listing inspection. And/or detailed evaluation. Determine everything that needs to be repaired. List all the pros and cons and the negatives so that all can either be addressed/repaired or removed from the list, explained in great detail, or proactively addressed so they are not miraculously 'discovered' down the road.
2. STAGE and PAINT. Both may be necessary unless the home was recently decorated, built or renovated
3. Address drive-up appeal: Whether the front yard, the front door to a building, a hallway, a front door, it's first impressions that set the tone.
4. Create outstanding photography, videography, and a floorplan. The physical showing is the SECOND showing most times: the first one happens virtually, online, without you present. Try to strike that perfect balance with imagery that entices people to come and visit AND be pleasantly surprised upon arrival/viewing. Over-promising with exquisite virtual staging or photography that distorts often leads to the worst showings....disappointment!

Higher mortgage rates and shifting local supply-and-demand dynamics have driven down list prices across the US, though more slowly in August than in previous months. Sellers are trending toward more realistic pricing, and the market is seeing broader price corrections. Metro areas that saw explosive, COVID-19 pandemic-era growth are now experiencing some of the deepest cuts in the price per square foot.....a form of correcting that was inevitable after massive double-digit growth in some areas.
