What everyone is saying, “Home prices are too high!”
What no one is saying, “Interest rates are so low!”

Why do you as a buyer care about what interest rates are? Well, because it effects your purchasing power. The first table pictured below goes over how just a 1% rise in your interest rate lowers the amount of home you can afford by about $37,500 if your budget for your monthly mortgage payment is about $1,300 (not including property taxes and homeowners insurance).

Interest rates are at a historic low! For reference take a look at the second graph from Freddie Mac (the nickname given for Federal Home Loan Mortgage Corporation) that shows the changes in interest rates over time. These changes in interest rates can indirectly affect the prices of homes.

It can’t be all work and no play especially when you live in the beautiful state of Tennessee. Middle Tennessee offers beautiful mountains, rollling hills, lush and green countryside, and gorgeous exposed rock especially when driving along the road. If you’re coming from out of state you may be surprised to find out that basements are not popular here. In fact only 19% of Nashville homes have basements. The reason is because of the Middle TN terrain, climate, and water risk.

Check out AFS’s explanation on why basements are more popular in East Tennessee instead of Middle Tennessee.

“Basement foundations are a structural decision that’s based on several factors.

The first determining factor is the frost line. In colder climates, northern states, or higher elevations, the deeper frost line requires a deeper foundation. Freezing soil can cause a home to shift or destabilize. That’s why basements are more common in colder climates because the deep foundation anchors the home below the frost line. This is part of the reason why the mountainous counties in eastern Tennessee have more basements.

Another issue affecting basement design is the slope of the terrain. Homes built on hills or mountains are more likely to have basements because homes are typically designed to create level floors by cutting into the slope. This creates a convenient walk-out basement that’s only partially underground.

The quantity of homes with basements is also affected by local water risks. In areas that have a high water table or that flood frequently, basements are less common because the below-grade spaces can sustain more water damage. Slab foundations or crawl spaces are much more common in these regions.”
