One of the biggest mistakes I see is homeowners spending money on updates that may not actually help the sale.

Sometimes a dated room is fine. An unfinished room is a different story.

My rule of thumb:
Repair problems before you replace preferences.
Before you spend thousands on a kitchen, bathroom, flooring, or other updates, it is worth knowing what buyers are actually likely to care about.
