Landlords don't like to be rushed.
Their application should ask for job reference. If they need verification of income ask your employer for the form they will need.

You can check the assessor's office for property owner confirmation online. Don't give someone money until you know they own the property.

If they don't ask for your ID its not legit. No one rents to someone without ID and income information.

If its a place you LOVE and REALLY want, then be willing to pay 6 months in advance. Date the checks the beginning of each month. This assures the landlord you have the funds to pay it.

If you sneak in people or pets don't be shocked if they keep your deposit and ask you to move. Our homes rent with no cats. If you don't like that rule there are lots of landlords that do allow them. They have reasons for rules. Home Insurance will NOT COVER PIT BULLS and other certain breeds. Insurance doesn't allow pools, trampolines and other "risks". This is not a landlord's fault.
