Well, we have temporarily struck out thus far regarding high construction costs, marginal debt service/projected cash flow, and high interest rates! While we await building costs and interest rates to improve, Hermann Crown Apartments at Bavarian Hills is in a holding pattern. Aesthetically pleasing 3 and 4 bedroom 3.5 bath duplex units with finished basements (non-tract housing) have been developed, awaiting release at a later date…..We move these plans to the intermediate term…More to come….

Being able to watch the strong number of construction bids coming in “live” through The Eagan Building Group’s software package is great to see! Our bidding process closes next week for Building #1. Bid reviews, the winning subcontractors, and the lead bank will then be announced.

A significant large building and small project clientele base and 15+ years experience helps ensure a smooth, professional, and knowledgeable process. Eagan Building Group’s subcontractor bidding process is ongoing with 106 bid invites sent out!

Building #1 of Hermann Crown Apartments is a private development that is planned, infrastructurally prepared, permitted, and proceeding. Any additional permitting relies upon the expertise of licensed engineers at Cochran Engineering. The Professional Geotechnical/Drilling core samples confirm no blasting and a nice soil building platform. Building #1 sits right by the road, far away from any flood plain or scenario “role play” inundation zone.

Oops! We forgot to mention…Hermann Crown Apartments will be built without government grants, tax increment financing (TIF), city/county/agency monies, special service areas (SSAs), or government subsidies. Even during this extended period of higher interest rates and construction costs, spent Hermann tourist and patron/guest dollars at Hermann Crown Suites, 1837 Cellar Bar & Grill, Sohns Winery & Wine Cellars, and Hermann Crown Suites Shuttle and Taxi stays here in Hermann, focusing on continued apartment/housing/commercial development (for increasing school enrollment, a higher Hermann employment base, an expanded Hermann hospital, and increased city revenues).

Cochran Engineering, Union, Missouri has 47 pages of building and site drawings! Each drawing in minute/explicit detail. Every page has a State of Missouri Registered Architect or Professional Engineer Seal/Stamp, meaning a fiduciary and professional role was taken in their drawings and analysis. I count 4 different seals/stamps/professional license numbers across these pages plus over 60 years as a corporation (Cochran). We will proudly use these professional civil, site, and architectural drawings and Cochran’s permitting expertise as a part of our fiduciary care to bring multi-family housing (finally) to our Hermann community.

It is time Hermann! Let’s start with new, locally employed/built and quality constructed apartments! And YES, Hermann Area Chamber of Commerce, Hermann Area District Hospital, and Gasconade County R-1 School we hear you! Proudly, Thusnelda Holdings is now through the engineering and planning phase, and the Hermann Crown Apartments at Bavarian Hills announces the project’s General Contractor, Grotewiel Construction. Evan Grotewiel is a native of Hermann/Rhineland and is ready to start Building #1 soon (a 10-plex of 1 and 2 bedroom units). All subcontractors will also be Hermann/Rhineland families/companies, thereby keeping the substantial economic benefit in our community! As Building 1 starts, state licensed architects/engineers with stamped/sealed civil and architectural plans place the 10 unit high (by Bavarian Hills Boulevard), away from any flood plain, or unregulated inundation scenario zone. Thusnelda Holdings and state licensed engineers/architects will announce plans for future apartments, their exact locations, and allowed commercial development throughout the Bavarian Hills (C-2) subdivision at a later date.
