I’ve talked clients out of houses they were in love with.
On purpose. And I’d do it again.
Because my job is not to find you a house.
I say that to every new buyer client and the look on their face is priceless. A little realtor rage bait, if you will. 😏
My job is to negotiate you the best possible deal on the RIGHT house — so when it’s done you’re high-fiving each other, and you feel good about what is arguably the biggest investment of your life.
Which means before we ever write an offer, I’m running a full comparative market analysis on the house you love. Not a gut feeling. Evidence.
Sometimes my advice is to come in under.
Sometimes it’s to come in over, because you do not want to lose this one.
And sometimes it’s to walk away.
Most people assume realtors are commission hungry and just want to get paid. I care about working with you more than once. So if a house doesn’t meet your standards, or it’s way outside the criteria you gave me, I’m going to say so. I always try to tell my clients what they need to hear, not just what they want to hear.
I’m not going to tell you what to do. I’m going to be your Sherpa. I’ll guide you, I’ll give you Tea’s two cents, and I’ll support you either way.

Ask them these 3 things first ⬇️
🔑 What’s your negotiation track record? How often do you get clients under list, and by how much?
🔑 Will you run a full CMA before I write an offer, or just tell me what to bid?
🔑 Have you ever talked a client out of a house?
