🔑 “It's TURNKEY!” …but what exactly does that mean?

You'll see the word turnkey frequently when looking at homes in The Villages. It commonly describes a home being sold furnished and equipped so a buyer can move in with relatively little to purchase—but don't assume that means everything you see during the showing conveys. Current listings in The Villages use the term alongside furnished homes, while individual listings can still identify personal property or other items that don't convey.

Furniture? Often.
Kitchenware? Possibly.
Patio furniture? Maybe.
TVs? Golf cart? Artwork? That depends on the individual sale.

💡 My tip: Get a clear written inventory of what's included and excluded and make sure the contract accurately reflects the agreement. “Turnkey” should never replace the question: “Exactly what am I buying?”

For someone relocating or purchasing a seasonal home, a well-equipped turnkey property can be incredibly convenient—you just want to know exactly what's waiting for you when you get the keys! 🔑🏡

🏡 The Villages Real Estate — Explained: What is the Bond?

If you're considering buying a home in The Villages, there's one word you'll hear pretty quickly: BOND! But what exactly does it mean?

In simple terms, Community Development District bonds were used to finance infrastructure within applicable districts, and the associated bond debt assessment is collected through the non-ad valorem section of the annual property tax bill.

An outstanding bond can also be paid off early.

The Villages CDD

💡 My tip: When comparing homes, don't look at purchase price alone. Ask about the current bond balance and annual assessment too. Two similarly priced homes could have different ongoing costs.

There can be quite a lot to learn when buying in The Villages — and that's exactly why I'm starting this series!
