Prime Rate.
It is a moving benchmark that lenders use to determine the cost to borrow money.
When it's cheaper to borrow money, more people borrow, and the market heats up.
This is what we have been seeing for several months now- dropping rates- and it's why the market is so active, even in the middle of winter. However, locally, inventory across most price points is somewhat high.
FOR BUYERS- Waiting until the market is saturated with buyers WILL make things more competitive. Depending on the price range you're looking in (among other factors), it may be best to position yourself sooner than later.
FOR SELLERS- Selling right now requires accurate analysis, creative thinking, and good-faith negotiation. Deals are definitely still being made- 80 transactions have closed this month in DeSoto County across all price points. That's roughly 4 per day. Motivation is the key.
THE MORAL- A good agent will never advise you against your own interests. They will be honest about what they see and make recommendations with your success as their focus. Have conversations with people that you trust to guide you as you work towards YOUR goals in the current market.
