Yet again, we see some interesting electrical issues. The service entrance cable at this house has been badly damaged. Instead of replacing and properly securing the cable the damaged cable was simply secured at the top and most of it is hanging away from the wall of the house. The cable is so badly damaged that water can get into it. The drip loops at the connection to the utility wires are not all present.
In the basement of the same house improper wiring additions were made at a light fixture. All of this is DIY, improper and unsafe.
Electricity brings out the creativity in people who have no idea what they are doing.

Exterior electrical sub panels should always be opened up. It's not only electrical deficiencies that are found. Fortunately these wasp nests were old.

Yesterday I inspected a late 1960s townhouse with an old and deteriorated retaining wall in danger of imminent collapse. The seller and the HOA have been finger pointing over who owns it, imagine that! I wonder what the replacement quote was.

Old retaining walls can be a big issue. This one used to level out the ground on which the house and deck sits is leaning. Big and expensive job to get it repaired or replaced.

This house had a radon mitigation system that wasn't working. A ventilation duct had been installed nearby and that subcontractor decided the vent pipe for the radon mitigation system was a hindrance so he simply sawed through it and moved it out of the way.
Upon further investigation the ventilation duct went nowhere and the damper control was not connected. We suspect the duct was intended to be a source of makeup air for the large range hood in the kitchen.

Here are pictures of what happens when the pipe to the exterior hose bib freezes and cracks. This happened Valentines Day weekend to a very nice young couple in their first home.

They likely got so busy with day to day events that shutting off the hose bibs for the winter was forgotten. I was able to get them set up with a plumber and water remediation company. Unfortunately the flooring had to be removed and replaced. Our lives get so busy that things we need to be on top of simply fall through the cracks of our available time.

I have some funny stories from my household of things that have happened. They will only be shared over a beer.

There are some brands of electrical panels that are problematic and should be checked by a qualified electrician to see if they should be replaced. One of these is the Sylvania/Zinsco panel. The breakers may fail to trip at their rated currents. There are aluminum bus bars to which the breakers are attached. The connection point can corrode leading to overheating and fires. If your home has one of these have it checked by an electrician immediately. It likely needs to be replaced.
