WHAT'S HAPPENING IN CARTERVILLE — this week's market read is live on the SIRE blog.

The headline number: 195 homes closed in Carterville through June, down from 228 a year ago. But June's median sale price landed at $255,942 versus $255,000 last June — essentially flat. Fewer sales with steady prices is a supply story, not a demand story, and it keeps sellers in the driver's seat.

New listings this week ran the full range: a fully updated 2-bedroom at $69,900 (roof, windows, siding, HVAC and electrical all done in 2020), a $299,000 three-bedroom on nearly an acre, and a $550,000 all-brick ranch with a separate all-brick mother-in-law suite and a four-car garage.
