Having watched our local market shift over the years, I can say today’s first-time buyers are finding themselves in a better position than we’ve seen in quite a while. The starter-home market across the U.S. has started to even out, which means more choices, less competition, and—importantly—more room to negotiate for those just getting started. Right now, buyers can often ask for seller credits, help with closing costs or rate buydowns, repairs after inspection, longer inspection windows, and sometimes even included appliances or furnishings. Well-maintained homes that are priced right will still move quickly, but if you come across a listing that’s been sitting or needs a little work, there’s real opportunity to negotiate on price or terms. That said, affordability is still a big hurdle: average 30-year mortgage rates hovered near 7% through Mid- and Late-Q3 2026 nationwide. For those who are financially prepared, this period feels less hectic than the last few years. It’s still important to keep your savings, credit, and monthly budget in check so that homeownership truly builds your financial future. At the same time, the price per square foot has jumped about 72%. By 2025, one in four new homes sold measured under 1,800 square feet, compared to about one in six ten years ago. Larger homes—those 3,000 square feet or more—now make up only one in five sales, down from one in three.

Builders are leaning into these more compact designs to help manage rising costs for land, labor, and materials. With mortgage rates hovering around 6% to 7%, these shifts are aimed at keeping homeownership within reach. For first-time buyers or anyone keeping a close eye on the budget, smaller homes can mean lower down payments and monthly payments—though the higher cost per square foot remains a reality.
