Maintenance Supervisor and Maintenance Technician

Come be part of the EIMC Team! We are accepting applications for the position of Maintenance Supervisor and Maintenance Technician in Raleigh and Wilmington, North Carolina. Candidates must have a minimum of 5 years of maintenance experience working the in the Multifamily Housing Industry.

Job Description and Requirements
Candidates for this position must have a minimum of 5 years in the Multifamily Housing Industry.
HVAC: Must be able to diagnose, repair, and replace-including transition from R22 to 410-A
Plumbing: Must have a working knowledge of all aspects of plumbing, including polybutylene, and sweating in copper pipe
Working knowledge of plumbing including sweating copper pipe • Working knowledge of electrical including outlets, switches and light fixtures, and ceiling fans
Appliance diagnosis and repair garbage disposals, stove, refrigerator, dishwasher, microwave, and hot water heaters both gas/electric
Must be able to replace Hot Water Heater
Carpentry basic skills
Experience with drywall installation and repair
Experience with painting, including operating a paint sprayer
Ensure all work orders are completed in a timely manner based on priority
Scheduling Make Ready/Turning Units including Maintenance and scheduling vendors.
Working hand in hand with the Property Manager on a monthly budget review
Manage and adapt a preventative maintenance program
Exterior structural maintenance as needed
Managing coverage of a 24/7 emergency cell phone
Snow removal (when applicable)
Pool maintenance (where applicable)
Assist in capital projects including but not limited to rehab and/or major repairs
Assist in managing third party vendors including gathering three bids for projects
Work cohesively with Manager
5+ Years Maintenance Experience in Multi-Family Housing
Basic computer and technical skills such as email, messaging, texting/emailing pictures, and data entry
EPA/HVAC AND CPO CERTIFICATION REQUIRED
Focus on repair rather than replacement.
