Builders are clearly responding to what buyers can actually afford right now, and I’m seeing the impact firsthand in Cedar Rapids. In Early-Q3 2026, 53% of all new single-family homes nationwide sold for under $400K—up from 50% for the year overall. The median price landed at $393.8K, but the average was much higher, at $508.8K. That’s not just simple price cuts; what’s really happening is a shift toward more entry-level, smaller homes, while luxury sales remain a slim but steady part of the market—keeping that average price higher than the median.
One detail that jumps out: the $300K–$399.9K price range made up about 34% of Early-Q3 sales, up from 28% the previous quarter. Meanwhile, the share of homes in the $400K–$1M range shrank, and there was even a slight uptick in $1M-plus sales. But price alone never tells the full story. Smart buyers are comparing price per square foot, lot size, HOA dues, taxes, insurance, finishes, incentives, appraisal support, and what it really takes to close.
If payment pressure sticks around—and if new-home inventory continues to outpace resales—it’s likely we’ll see builders keep adding more sub-$400K options across the country.
