If your'e a real estate agent, or in sales in general, you know that calling your VIP crowd and SOI is a huge determining factor for how you can scale your business, and if you will.

Your leaders are going to tell you to pick up the phone if you want to make a sale. You need to call first and stop waiting for someone to call you. They are 100% correct.

Whats missing though? Why is it so hard to pick up the phone. It cant be that you have a hard time speaking to people. Most of us in sales positions thrive in social environments.

Often, the underlying determining factor for whether you pick up the phone or not is directly related to your confidence. What builds confidence? Experience... But its not that simple either.

What you experience is directly correlated to the foundation in place before the call is made.

Do you have a foundational knowledge of your product, tools at hand, your services, your community?

No? You will sink more than you will swim. You will get tired and you will burn out.

Yes? You will call more and want to talk more about what you know. You'll be excited to pick up the phone without hesitation and that energy will show in your interactions and instill trust.

So, resisting the phone? Its not a desire issue. Its a confidence issue. Build your knowledge and then build your database.

1. Know your market, and know more than the next person.
2. Learn your product from front to back and over again, and then learn anything that could impact someones perception of it.
3. Learn what people want, before they do, and then show them how you can provide it.
4. Be a solutions provider, not someone who is constantly "finding out"

1. Build a system for success. No it’s not a 9-5 and NO you CANNOT do it part time. To be successful, you should be actively working every day on your foundation and procuring a system that demands your discipline and consistency.

2. Tell everyone you know that you want to sell their home. YES…even before you get your license. People want to work with other people they know and trust. Make sure they remember you and that you are top of mind when they are ready to sell or buy their next home.

3. Interview multiple brokerages. Your brokerage works for you, it is their privilege to have you, and you should make sure you are partnering with a brokerage that is going to better leverage your success. Don’t go with the first brokerage that knocks on your door, or you theirs.

4. Become the most knowledgeable about your market. The biggest mistake you can make is entering this field without becoming the know-it-all for your SOI. Far too many agents are unaware of the ins and outs of their market and you will immediately stand out when you become that person.

5. Invest in systems, not lead programs. Your consistency and presence will sell more homes than Zillow.com or any other paid lead source will ever do for you as a licensed agent.

If you asked me what I wish I could tell myself 5 years ago beginning my real estate journey, here’s what I’d say.

1. It WILL be worth the weekends, the skipped events, the late nights and early mornings. Nothing beats getting a client to the closing table with the terms they desire.

2. It will be purposeful. It’s not about the fancy cars and stacked bank accounts, it’s about helping real people—the only purpose you have truly ever desired to fulfill.

3. You’ll make mistakes, and you WILL learn. You’re still human too, and you’re going to disappoint yourself while making a lot of people proud along the way.

4. It’s ok to say no. Not every potential client will be the right fit, and that’s ok. That’s what’s so great about this industry: there is diversity in the agent pool and everyone deserves to work with someone they align with.

5. Data always wins, but so does empathy and patience. The best deals are closed without resorting to sheer force, and your calm and patient demeanor will always serve you well.

6. You’re not a miracle worker, you’re an expert. Even experts lose a deal here and there, especially experts.

7. Hug those 3% rates while you can, they’re not coming back.

8. Your brokerage matters, and they work for YOU.

9. Don’t put the key in your pocket or hold it. You will lose it. (I only needed to learn that lesson once)

10. Have fun, this is one of the greatest jobs you can have and it’s possible to take it seriously and also enjoy the ride.

Sometimes selling a home is more than just papers and appointments. Sometimes it’s addressing appraisal conditions and a little bit of dirty work. I have to admit, I actually enjoyed painting with my client and getting them ready for closing. It’s nice to put in some sweat from time to time knowing that my clients are going to have a place to call home, a place filled with opportunity, resolve, and a chance for renewed serenity.

These buyers reached out after a year. I showed them a home for another agent that couldn’t at the time. Honestly, I had no expectation that I would be getting a call from them again. Out of the blue, the phone rings and they ask if I remember them. I don’t forget anyone I work with, and they didn’t forget about me. Every connection is powerful and every opportunity to make an impact, big or small, does not go wasted. Here we are a week later under contract on what will be a chance for renewal, growth, and fresh beginnings. This one warms my heart in a special way.
