Did you get to take a selfie with your local representative this week? Because I did! And had the opportunity to spend the week in Raleigh representing the Catawba Valley Association of REALTORS at NC REALTORS Legislative Meetings learning about and advocating for affordable and sustainable housing solutions with our state representatives.

*fun fact, Rep. Adams thinks he’s only taken about 3 selfies in his life so we had to help him pump up those numbers.

We hear it all the time: you can’t afford anything in this market. BUT is that really true? 🧐

I looked in the MLS at homes under $350,000 in Hickory and the info I found might surprise you.

The TL;DR version is this: affordable housing is still available in Hickory, but buyers sometimes aren’t willing to make sacrifices in the short term to build for a better future and position themselves for better market position in the long term.

In Hickory for under $350,000, there are 147 homes for sale with average specs of 3bed/2ba, 1,500 sq ft, avg year built of 1993, and average list price of $271,000! Now for those who want to w**d out the new construction options because that’s not your thing, the stats really don’t change that much 👀

Without new construction, there are 97 homes available with average specs of 3bd/2ba, 1450sq ft, average year built does change to 1975, BUT average acerage is 0.43 AND the average list price is $255,000!! 🏡

So for all the naysayers saying there aren’t affordable options, and with the average buyer typically wanting a 3/2 with around 1500sq ft with some land, tell me, is it an affordability problem or are buyers not willing to compromise on some of their expectations? 🤔

A lot of time sellers focus on what their home might sell for but not always what it may cost to sell. 👀

From pre-listing repairs to closing costs to moving expenses and buyer concessions, the “hidden” costs of selling can add up quickly if you’re not prepared.

A few common expenses to keep in mind when selling your property:
✔ Repairs & touch-ups
✔ Attorney & closing-related fees
✔ Buyer-requested repairs or concessions
✔ Moving/storage costs
✔ Mortgage payoff + prorated taxes/dues

The goal isn’t to scare you, it’s to help you plan smarter so there are fewer surprises at the closing table. 🏡

🚩 Red flags I notice at showings (that you should too):

• Pet odor: not always easy to remove, and could be hiding deeper issues
• Two-prong outlets: a sign the electrical system may be outdated. Aluminum wiring is one of my greatest fears 😬
• Dusty air returns: tells me maintenance and cleaning might not be a priority
• Excess clutter: makes it harder to spot potential problems (and sometimes hides them) 👀
• Mismatched finishes: could point to patchwork updates instead of quality renovations. All that glitters is not gold!
• Sloppy paint lines: quick cosmetic fixes instead of true care

None of these are automatic deal breakers, but they are clues. A showing isn’t just about falling in love with a home… it’s about reading between the lines
