✨ HICKSVILLE MARKET REPORT✨
August 2026

Another busy month in the books for the Hicksville housing market! 🏡🔥

Here’s where we currently stand:

As of today, there are 11 active listings in Hicksville — but only 4 of those are residential homes‼️ The remaining listings include 4 land/lot properties and 3 commercial properties.

We also currently have ✨ 6 properties under contract ✨

While we are starting to see some of our numbers shift a little, I think a big factor is simply the lack of new residential listings hitting the market. Although I will say, August was CRAZY! I barely made it out with my sanity. 😂

Now let’s talk about August sales, because there was A LOT of activity!
🏡 13 homes sold in August, compared to 6 in July, with sale prices ranging from $110,000 all the way up to $420,000.
Of those 13 sales:
• 62% sold between $100,000–$200,000
• 3 sold between $200,000–$300,000
• 2 sold for over $300,000

We also saw a HUGE jump in pending sales. August had 10 homes go pending, compared to 5 in July — literally DOUBLE the previous month! 🤯 For a little perspective, August of last year had only 2 pending homes.

Days on market did increase by a few days, meaning homes are taking buyers a little longer to make a decision. But when you compare that to August 2025, when the average was 77 days on market, we are still right on track.

And our year-to-date average sale price continues to hold strong:
✨ 2026: $189,114
✨ 2025: $187,831

For a town the size of Hicksville, these are GREAT numbers! 💪🏻

SELLERS 👀 — with only 4 residential homes currently available, there is definitely room for some fresh inventory. Buyers are still out there, and they are READY!

Some prices may be a little higher than the big-box stores, but once you factor in the gas to drive to Fort Wayne or Defiance, that difference can shrink pretty quickly.

Check out Hicksville Pharmacy, The Country Petals Flower Shop, or StraightWay Farm. Between the three, there are plenty of great gift options right here in Hicksville without making a trip out of town.

Hicksville Hardware and Laker Hardware both carry lumber, tools, and plenty of everyday hardware. Lumber prices are often only slightly higher than the big-box stores, and once you factor in the drive, staying local can make a lot of sense.
