We had such a great time sitting down with Will Hale of Hale & Associates to talk all things land, taxes, and what Texas landowners really need to know before they sell. 🤝

One thing Will wants every landowner to understand is that if the proceeds from your sale come to you first, you're paying tax on that transaction. No exceptions. A true 1031 exchange means that money goes straight to an exchange agent and then directly to your replacement property. Never through your hands.

It's a small detail that makes a massive difference, and it's exactly the kind of thing worth knowing before you ever get to the closing table.
