POV: I’m super excited because I finally decided to follow my dream of opening a bakery! (This is for scenario purposes only, not really, just follow along 😁). The 3 things I am checking out RIGHT AWAY with any space:

1. Find out what kind of a lease it is. Is it a triple net, where my client, the tenant is responsible for the insurance, taxes and utilities of the property they’re renting?

2. Find out if the rental rate is comparable to other similar spaces in the area. This is just like running a CMA on residential properties!

3. Just like a house, does it meet all of the needs of my client? Different businesses have different needs and not every space that’s available is going to meet those needs.

Honesty moment: not every single sale is worth making. Especially when it compromises your long term happiness. There truly are a few things I would rather walk away from than ever compromise on, and those things are:

•I’m not going to buy a listing by just telling you the magic words you want to hear. I will give you honest pricing, even if it’s not the highest number in the room.
•I won’t put speed before outcome. It’s about selling WELL, not just selling.
•I won’t pressure or rush your timeline. It’s a decision you should feel 120% ready to make, and it’s one that has nothing to do with my feelings.

I’m not the agent who will always say “yes” when there needs to be a “no”. If that feels like the kind of representation you need, I would love to meet you!

Spring cleaning: the annual refresh reminder that your house has stuff, and maybe too much of it.

Here’s your no-nonsense (but slightly more fun) to-do list 👇🙂

• Declutter *ruthlessly*
If it hasn’t been used, worn, or remembered in a year, it’s time to go (or start paying rent 🤞🏼).

• Dirty windows out, SUNLIGHT in
Let the light in. It’s free and makes everything look more expensive.

• Tackle the “I’ll get to it later” zones
Baseboards, ceiling fans, behind appliances — consider this their moment.

• Refresh soft surfaces
Rugs, pillows, throws, curtains…let’s refresh with breezier options and maybe clean the ones that have been quietly collecting life.

• Organize like you mean it
Bins and labels now = less chaos later.

• Upgrade your curb appeal
A clean entry and a touch of color go a long way, so do fresh flowers.

• Add something alive
While we’re talking about fresh flowers, let’s add some of them outside, plants inside! Low effort, high return.
