Here are the things I always tell buyers to pay close attention to:

šŸ” HVAC system ā€” how old is it?
šŸ” Water heater ā€” same question
šŸ” Any signs of water damage or mold
šŸ” Electrical panel & outlets - any missing breakers or loose outlets

None of these are automatically deal-breakers. But theyā€™re all negotiating tools.

What a bittersweet ending this was!

I spent about a year coming here in the mornings & getting my b***y kicked by the one & only Jessica Kennedy. So when it was time for her to move forward from owning this physical space, Iā€™m really glad I was able to refer out the commercial side of the sale & still be there for her along the way.

And Iā€™m also grateful I still get workouts in with her (& Jonah now, too!) šŸ‹ļøā€ā™€ļøšŸ’Ŗ

People are still buying homes. And theyā€™re doing it strategically.

āœ… Negotiating seller concessions to buy down the rate
āœ… Locking in now & refinancing when rates drop
āœ… Finding homes with more room to negotiate on price

Waiting for rates to drop to 3% again isnā€™t a strategy. Working with whatā€™s in front of you is.
