Board Policy for Replacement of Sliding Glass Doors, Windows, Swing Doors, and Skylights (DRAFT Policy)

All newly installed sliding glass doors, swing doors, windows and skylights should meet the following minimum specifications:
Laminated glass that is at least 9/16 inch; Insulated Glass requirements will be detailed later.
Large (and small) Missile Impact required for Floor 1-3; Large (and small) impact glass recommended for Floors above 3rd floor. Newly installed windows and doors should all be hurricane impact glass.
Outside paint will be bronze (Kynar 10 year warranty), matching existing window and door colors. Inside paint may be bronze or white.
Minimum Design Pressure: Window Guys reported positive design pressure (DP) of 60 and negative design pressure of 110 for zone 5 (near corners) and 60 + DP and 60- DP in zone 4. These are the absolute minimum wind pressure requirements. Many condominiums require wind pressures requirement that match the highest level needed in the building so that there be consistency and increased protection.
Consider installing higher design pressure windows and doors (e.g., + 90 DP and -110 DP).
Florida Sea Turtle Protection Lighting Ordinance:
-Sea Turtle Protection lighting ordinance, visible light transmittal must be .45 or less. *
* If anyone has installed gray laminated impact glass in 2011 or earlier, they may install windows/doors with matching glass.
