Myth 1: You need 20% down to buy a home.
Fact: Many buyers qualify for loans with as little as 3–5% down. There are programs designed specifically for first-time buyers.

Myth 2: The listing price is the final price.
Fact: Negotiation is where the real work happens — and where the right agent makes all the difference.

Myth 3: You should find a home before talking to a lender.
Fact: Getting pre-approved first puts you in a far stronger position when you find the right place.

The summer market is busy, competitive, and moves fast. Here's what I tell every buyer I work with this time of year:
1. Get pre-approved before you start looking.
In a competitive market, you can't afford to lose time. Sellers won't wait.
2. If you love it, move on it.
Inventory goes quickly in summer. Waiting even a few days can cost you the house.
3. Don't let the staging seduce you.
Beautiful landscaping and great light are lovely — but you're buying the bones, not the flowers. Look deeper.
4. Negotiate with data, not emotion.
Know what comparable homes are selling for. That's how you make a strong, smart offer — not a reactive one.
5. Know your market.
The North Shore moves differently than the city. You want an agent who knows every block, every neighborhood, every nuance.
Summer can be a great time to buy. Go in prepared.
