Welcome to Texas! Congratulations to my clients who relocated from Georgia to Argyle, Texas! About 6 weeks ago I hosted an open house at a local listing of mine. Mr. Buyer was touring the home on FaceTime with his wife, we chatted awhile about the local area of Argyle & surrounding communities, their needs, wants and situation with the corporate relo. At the moment, they weren’t ready to move forward on a purchase but a few days later we began an official search for their new home! We found the perfect spot, and just closed on their new Texas adventure! Welcome to Texas! ❤️

⚠️ A lot of people would say it’s not even worth asking. 🤷‍♀️ But we did…and here we are!

So, how DO you buy and sell at the same time? 👇👇

For these clients (and for most contingent buyers) - we needed the equity 💵 out of their home sale to use for the down payment on the next. 💰

Challenge #1: List house ONLY if under contract on new one. 🙏They didn’t want to risk feeling pressured to buy a house 🏡 that wasn’t perfect due to a time constraint. ⏰
COMPLETED ✅: We expertly negotiated a ✍️signed contract (with a slightly longer contingency) to purchase an incredible property - and their house still had 2.5 weeks before it would be ready for market! 🎉

CHALLENGE #2: House needed updates to sell for top-dollar, 🤑but they wanted to keep cash in the bank. 🏦
COMPLETED: Using Compass Concierge, (an awesome Compass client exclusive program!) 👏🏼my clients were able to fund the projects 🛠️ with funds through my brokerage 🧾 and pay it off at closing! The updates were gorgeous! 😘

CHALLENGE #3: 60 days to list the house, ⏳obtain a solid offer ☑️ and close before the contingency expired - in a market where 45+ days to an offer was average!😬
COMPLETED: 4.5 weeks later we are under contract 🤝with amazing buyers and able to line up both homes to close the same day! 🏆 We are now closed on BOTH homes (on original contracted closing date!) 🙌🙌

👉👉Contingencies can feel overwhelming but it truly does happen all the time and a great agent is skilled at navigating the dance! 💃

Let’s normalize… having less-than-stellar credit while trying to buy a house. 🏡

Because honestly? More people are dealing with this than you realize.

Life happens.
Medical bills.
A hard season.
Divorce.
Missed payments.
High balances.
Co-signing for someone.

And sometimes people simply don’t realize the small things that can impact a credit score until they’re suddenly trying to buy a home.

One of the biggest mistakes I see is people thinking they need to “fix everything first” before even reaching out to a Realtor or lender.

Please don’t wait. 👏

Sometimes there are loan programs buyers qualify for right now that they didn’t even know existed. Other times, there may be a few strategic things that can be done between now and closing to help improve a score.
