Here's what I see buyers zero in on at every showing and what I always check right alongside them:
☀️ Summer - It's not just "does the AC work?" It's how hard is it working. Buyers notice rooms that never cool, uneven temps between floors, and whether the system is actually sized for Texas heat. In Argyle, that 10-year-old unit? Buyers are already mentally pricing a replacement.
🍂 Fall - Gutters, grading, and drainage. After our North Texas downpours, buyers walk the perimeter. They're looking for pooling water, foundation gaps, and whether those gutters are doing their job or just decoration.
❄️ Winter - Insulation, window seals, and heating consistency. Buyers feel the cold spots. They ask about utility bills. They notice if the furnace sounds like it's struggling. In older Argyle homes, this is where deals get renegotiated.
🌸 Spring - Roof condition, window screens, and how the house handles humidity. Buyers open every closet and sniff for mustiness. They're already thinking about summer mold and whether the attic ventilation is doing its job.
