- Pricing isn’t emotional. It’s data-driven. Comparable sales, competition, and condition determine value not memories or what you “need” to net.

- Photos matter more than most sellers realize. Buyers shop online first. Poor presentation reduces showings instantly.

- The first 7 days on market are powerful. That’s when your listing is new, visible, and exciting. Momentum matters. Overpricing rarely “leaves room to negotiate.” It often leaves you sitting.

Earnest money shows the seller you’re serious.

When you submit an offer, you’re asking the seller to take their home off the market and trust that you’ll follow through. The earnest money deposit is your way of demonstrating good faith.

Let’s be clear…it isn’t an extra fee. It’s typically applied toward your down payment or closing costs at closing. And it’s usually protected by contingencies written into the contract, meaning if something falls through during the inspection period, financing period, or other agreed-upon terms, you may still be entitled to get it back.

It is a good faith deposit saying:
“I’m committed, and I’m ready to move forward.”

“I’m waiting for rates.”

�“I’ll just know when it’s the right time.”

Let’s gently unpack that.

- Interest rates fluctuate but so do home prices and competition.
- Many loan programs allow far less than 20% down.
- Spring often brings more inventory not just more buyers.
- Waiting until “later” can mean competing with more sellers.
