Yesterday on my inspection I happen to arrive at the same time as the Anne Arundle County Building inspector that was there for a framing inspection on an addition.
The following is what I witnessed. The inspector walks up to the addition, did not look at approved plans, (approved plans are required to be on site during an inspection) looks at the "carpenter" and states "next time guys leave the sheathing off the floor so I can see the framing" and "I'm not getting on my knees to look at the framing" then proceeded to hand them a green approved sticker and leave.
Note the footings have not been poured and the addition is propped up on the grass with temporary supports.
In disbelief I went to the truck and got my knee pads so I could crawl under the deck.
1) The band board was bolted to a cantilevered floor (the cantilever was not on the approved plan).
2) No provision on the plan to relocate the fireplace exhaust vent. The right side portion of this deck will be an addition with walls and a full roof, not a deck.
3) If #1 is repaired the double will become a header, and a double header need to hang from double or triple floor joist, not one floor joist.
4) if #1 is fixed then the joist hangers for the double header is inadequate.
5) the approved plans are improperly drawn. The existing wall is drawn without the cantilevered fireplace and floor.
When my client gets the contractor on the phone so I can explain what I found, he starts out with "buddy I have been doing this for over 30 year". I inform him that I have been doing it for over 45.
To the county inspectors, why not just retire if your that apathetic about your job.
