Great news for homebuyers: We’re shifting out of a seller’s market, so asking a seller to pay part of your closing costs (also called seller concessions) is once again possible. If you're buying a house, this means that: 1. Asking a seller to pay closing costs and other expenses could help lighten your loan in a buyer’s market. 2. A seller may offer to pay some of your closing costs to close the deal, reducing the amount of cash you need to purchase. 3. You can use seller concessions toward all closing costs, lender fees, discount points to buy down your rate, and appraisals. Keep in mind: It cannot be used for down payments.

Most of these companies make the process sound enticing by offering a hassle free experience, but you end up paying more in fees and netting less on the sale than if you were to work with a traditional agent.

Don’t let the word “flip” in the headline fool you! This is an important bill to pay attention to if it makes it on the ballot.

Key points being:

• It would add an ADDITIONAL 25% tax on the money you make from the sale of your home.

• Not specific to investors, this includes all residential and primary residence properties.

• Equity for homeowners becomes hard to gain unless you live at the property for at least 7 years. (No room for unforeseen circumstances or life changes)

• Leaves no incentive for flippers. (That ugly house on the corner will stay that way, bringing your home value down)

• Only 30% of funds collected are allocated toward affordable housing efforts. (Where’s the rest of it going??)

A home may be where you plant your roots, but it’s also one of the biggest purchases you’ll make in your life. Make sure you’re protecting yourself and your investments.
