Here’s what happened as we kicked off the new year:

🏡 1,929 homes available — down 3% from December
📝 430 homes under contract — up 29% 👏
🔑 311 homes sold — down 38%

Now before anyone panics about that 38% drop in sales… take a breath. January closings reflect contracts written in November and December — and those are always slower months because of the holidays.

The real headline here?
📈 Pending sales jumped 29%.

That means buyers came out swinging in January. They’re writing offers. They’re serious. They’re ready.

Inventory is still tight, and motivated buyers are active. That’s a strong signal heading into spring. 🌷
