I had the privilege of sitting down with Jonathan Edwards on ESPN Radio to talk about exactly this. Homes that are actually selling — going under contract and closing — are doing so in an average of 19 days. Meanwhile, the homes still sitting on the market are averaging 42 days and counting.
Same city. Same interest rates. Completely different results.
The data tells the story: buyers are active and ready to move — but only on the right homes. The ones lingering aren't waiting for the market to shift. They're waiting for a better strategy.
