Colorado Springs is still growing, even as population growth slows across the rest of the state. New Census estimates show the city added more residents than any other Colorado municipality last year, bringing the population close to 500,000.

At the same time, more than $2.6 billion in completed, active and announced investment is reshaping Downtown Colorado Springs through new housing, businesses, public spaces and major development projects. Read the full post for the numbers behind the city’s continued growth and what they could mean for residents, homeowners and investors.

UNDER CONTRACT IN LONE TREE

I’m excited to share that my buyers are under contract on 10492 Rivington Court in Lone Tree.

They took their time, stayed patient, and waited for the right home rather than forcing a decision. When this property came along, we were able to structure an agreement that worked well for both sides.

The sellers needed additional time before moving, while my buyers had the flexibility to accommodate that timeline. We built the contract around those needs, protected the transaction, and still negotiated favorable terms for my buyers.

This is a good example of why the best deal is not always about pushing one side as hard as possible. Sometimes the strongest outcome comes from understanding what each party needs and structuring the agreement around it.

Have you ever been part of a real estate deal where timing mattered just as much as price?

Property details: This Lone Tree home was listed at $1,595,000 with five bedrooms, seven bathrooms, and approximately 6,654 square feet.

Buy first or sell first?

Many homeowners need the equity from their current home to purchase their next one, which can make timing everything.

Recently, I helped clients navigate a roof replacement, solar panel coordination, a failed purchase contract, and a tight closing timeline while buying and selling at the same time. The good news? Everything came together, and they closed on both homes the same day.

I shared the full story, along with the pros and cons of buying first versus selling first, in my latest post on my website insights. Click the link below.

What would you do: buy first or sell first?

Just sold in Foxridge at 6998 E Long Ave in Centennial.

Multiple offers the first weekend, sold over asking price, and a great result for my sellers. Demand is still strong for well-prepared homes in Cherry Creek School District neighborhoods.

This latest one dives into the strange and surprisingly interesting origins of Denver neighborhood names like LoDo, RiNo, SloHi, GoHi, and why Stapleton became Central Park.

Turns out Denver’s neighborhood names tell you a lot about the city’s history, growth, and even where development is heading next.
