A lot of new investors think using all cash keeps things safe or simple.

But here’s what they’re missing. If you tie up all your funds in one project, you’re limiting your ability to scale.

When you use strategic leverage, like a private money loan. You can be in multiple deals at once, each producing its own ROI.

Investor 1 uses all $100,000 in one flip:
• Purchase: $80,000
• Rehab: $20,000
• ARV: $140,000
• Profit: $40,000
• ROI: ($40,000 ÷ $100,000) × 100 = 40%

Investor 2 uses $25,000 per flip across 4 deals:
• Each Flip Profit (after loan costs): $25,000
• Total Profit: $25,000 × 4 = $100,000
• ROI: ($100,000 ÷ $100,000) × 100 = 100%

Key takeaway - Investor 1 made one good profit, but Investor 2 doubled their ROI by recycling capital through leverage.
