📈 Colorado homeowners are seeing significant jumps in property tax bills — in some cases 20%–40% higher than last year. The main reason? Temporary tax breaks and valuation adjustments that helped soften bills have expired, so taxable values are back at full levels.

January 2026 market stats are showing encouraging signs. While the number of sold homes is down, that’s expected after the typical slowdown in November and December. Fewer homes go under contract during the holidays, which naturally results in fewer January closings.

The more important indicator is pending sales, and those increased sharply in January:

Single-family homes: up 51.6%

Townhomes and condos: up 47.6%

This shows that buyers came out in force at the start of the year, ready to find a home. This seasonal jump happens most years, but notably we did not see this pattern in 2025, making this a strong and encouraging start to 2026.

You may also notice that days on market appear elevated. That’s largely because many of the homes that came on the market in the latter part of Q4 sat longer through the holidays. Those same homes are now the ones going under contract in January, which means days on market should begin to improve in the February statistics.

Overall, this is good news for both buyers and sellers. If inventory levels stay around three months for single-family homes, and we continue to see the seven months of inventory for attached homes trend down, the market should remain more balanced as we move into the spring season.
