Here are some numbers to show what is happening in real estate sales in the Highlands-Cashiers market:

Closings: Our firm had three (3) closings in May 2025 (so far).

Two closings were condos in Highlands Cove that had some renovations since they were sold during COVID. One was a lot (.82 of an acre) in Highlands Cove that was on the market (officially) for 534 days and sold for $395,000 (91% of the list price).

One condo sold for $1,350,000 (96% of the list price) and was on the market for 0 days which means it was sold as an office exclusive and was not marketed on MLS. The last time this condo sold was in 2020 (the COVID scare when people with cash rushed to the mountains to buy property) at $690,000; In 2018 it sold for $350,000.

The other condo sold for $1,200,000.00 (93% of the list price) and was on the market (on MLS) for 346 days. Within those 346 days the list price never came down. The owners were holding out for a buyer who would pay that price. This same condo sold for $1,261,000 in 2022, and $475,000 in 2019.

New Listings: 1148 (The whole MLS in May 2025 (May 1 - May 27, 2025).
Number of Sales: 37 (The whole MLS) in May 2025 (May 1 - May 27, 2025).

TRANSLATION: THE MARKET IS SLOW! And it is transitioning to a buyers’ market.
