🏡 Highlands Real Estate Market Update

There are currently 11 active residential listings in town.

Homes priced up to approximately $750,000 continue to move relatively quickly, while properties above that price point are generally taking longer to sell. This appears to be a combination of seasonal market trends and pricing strategy.

One recent sale that stands out was a 2-bedroom home on South Second Street, which was listed at $494,000 and ultimately closed at $600,000—a great example of the strong demand that still exists for well-priced homes in today's market.

The market remains very hot in Highlands with still very low inventory and high demand. I am seeing a trend of homes being listed at market value or below market value to incite multiple offers and create a final and best situation. This strategy is working and leading to very quick sales at the highest price and very short closing times.

Just listed 230 Bay Ave in Highlands. Went through my list of cash buyers and found two investors. Under contract in 3 days! Closing in 10 days with a happy seller and excited buyer. Real estate is more than listing a property and hoping someone finds the sale. You have to actively pursue the best fit.

Highlands real estate remains strong. There is very little inventory and the three that are listed have some challenging features. I just listed and successfully sold a property on Bay Ave in less than 24hrs. I found the buyer that suits this property and got the seller the highest cash offer. Monmouth County Housing Market (Nov 2025 snapshot)

The median sale price in Monmouth County is approximately $735,000, up about 7.5% year-over-year.

The current mortgage rate is 6.28%. The is a great time to sell with the low inventory if you are downsizing or moving out of the area. I am all over this AI transition and look out for my weekly updates.

According to another source, the average home value is around $740,296, up roughly 1.8% over the past year.
