The home buying process is changing AND I promise it's not as scary as it seems!👇🏻

Did you know that starting August 17th a realtor can no longer show you a property without a signed buyer's agency agreement?

It can be exclusive or non but it must be signed. This means they can’t even unlock the door without it.

A buyer's agency agreement legally binds you to that particular agent for an agreed-upon timeframe, spells out their compensation, and details their duties to you.

Sellers always interview agents, and now … so will buyers, who must take this process more seriously.

🙌🏻Yes, sellers can still pay a buyer's agent commission, but it’s no longer listed in the MLS.

Now, buyer's agents must call listing agents to confirm if and how much the seller will compensate. They then communicate this to you, and you can decide how to proceed.

Educate yourself so this isn't a surprise to you when wanting to view a home.

I've been discussing this in my buyers consultations for months so my current and future buyers are not caught off guard when it's time to view homes!

Are we heading into another housing crash? Is it 2008 again?

I’ll give you the long answer...

Alright, so if you were an adult during the 2008 housing crash, maybe you’re feeling some fearful deja vu right now?

There’s a lot of chatter in the media that might make you feel that way.

However, I’m going to give you a really simple answer for why the housing market is not likely to crash.

There are a lot of factors that impacted the housing market in 2008, but one reason today’s market is different is ...
the housing supply.

In 2008, there was a massive oversupply of houses on the market.

That means there were more houses on the market than there was demand for it (aka buyers).

What happens with an excess of homes on the market? Their values DROP.

Now let’s look at 2023. While the supply has risen slightly since last year, we still have a historically LOW housing
inventory.

In 2008, there was 10.4 months of supply and in September 2023 in the Columbus Region, there was been 1.5 months of supply.

More good news? We still are seeing strong buyer demand.

In conclusion — we simply don’t have enough homes on the market for the market to crash. If you’d like to discuss this in person, let’s set up a time to chat.
