Read on as we further explore the easy way to sell a house in Dayton when transitioning to an assisted living facility.

No Commissions
One of the most prominent detractors, when you consider listing with a real estate agent to sell a house in Dayton when transitioning to an assisted living facility, is paying out their hefty commissions. You will not pay commissions when working with a direct buyer from Flavortown Properties.

No Hidden Fees
When you list your home on the traditional market in Dayton, there are a number of hidden fees that can eat into your final sale price. From broker fees to closing costs, these expenses can add up quickly – leaving you with less cash in hand when it’s time to move into your new assisted living facility.

At , Flavortown Properties however, we believe in complete transparency. That’s why we offer you a clear and concise breakdown of the exact amount of cash that you can expect to receive at closing – no hidden fees, no surprises.

No Repairs
You can forget about passing the inspection or spending thousands of dollars out of pocket before selling your house because Flavortown Properties will buy your home directly in as-is condition.

So you have listed your home for sale on the market and already spending the profits in your imagination. But have you taken an accounting of all of the possible funds you’ll need on hand before the house ever sells? Or the potential amount the time on the market could cost? It can be expensive to hold your property during the listing process. If you’re in a hurry to sell for personal or financial reasons, the wait can be excruciating. If you’re already struggling with your bills, spending money to prepare for showings by touching up the paint and updating your decor, staging the home, and marketing expenses may be out of reach. Today’s standards for online listings include hiring professionals for drone footage and high-quality digital photography.

There are many reasons homes may spend an extremely long time on the market. Perhaps the buyer’s financing fell through, the house is in a distressed condition, the price is too high, or the property is out of step with the type of property buyers are searching for, or it doesn’t conform with the surrounding properties and stands out like a sore thumb. However, no matter why your home is empty and lingering on the market, the longer it is listed, the less the final sales price is likely to be. So read on as we explore how much your empty house in Columbus is really costing you.

Monthly Expenses
In addition to your mortgage payments, these include utility costs like gas and electricity for the house. If you list with a real estate agent, they may be able to offer incentives to help potential buyers feel more confident about their purchase—for example, reimbursing them for any up-front closing costs or offering extra rebates on appliances or furniture once the house is sold. But one thing they won’t be able to provide is a guaranteed closing date. This means that during the time your property is listed, even if it doesn’t sell right away, you’ll still be responsible for these monthly expenses.

Selling your house to a wholesaler can be an excellent way to quickly sell your house in Dayton without additional costs or wasted time! Learn more about the benefits in our latest post!

When it comes to selling a house in Dayton, many people fail to consider the many benefits of working with a wholesaler to help facilitate the process of selling their home. For some properties, working with a wholesaler can be a wonderful and lucrative option. If you need a way to sell fast and save money in the process, a direct sale via a local wholesaler may be the best option for you!

A Fast Closing
The people buying your house are usually ready to close almost immediately. They will have the cash in hand and the ability to close fast. This means that once you’ve accepted an offer, you should be ready to sell your house in Dayton as soon as possible. No Repairs Required
If you’re looking to sell your house in Dayton, you may want to consider going the route of using a wholesaler. One of the benefits of this is that your property will usually be offered as-is. Working with a real estate wholesaler is a terrific option for those who need to sell their properties within a specific amount of time. You will be able to receive cash for your house in Cincinnati, typically within 7-30 days or less. Working with an agent in Cincinnati will drag the closing out much longer. Below, we offer more information about what you can expect when working with a wholesaler to sell your house fast in Cincinnati.

The Initial Meeting
As a seller, you’ll likely meet with a number of different wholesalers before finding one that you’re comfortable working with. During this initial meeting, the wholesaler will take a look at your property and assess what you’re looking to sell it for. Based on their knowledge of the market, they’ll be able to tell you whether or not your asking price is realistic.

If everything looks good from the wholesaler’s perspective, they’ll present you with an offer. This offer will be beneficial for both parties involved, and if everything goes smoothly, you can expect to have cash in hand fairly quickly. Wholesalers will handle all of the necessary contracts and documents during the closing process.

The Timeframe
When you work with a real estate wholesaler in Cincinnati to sell your house, the process will typically over pretty quickly, usually in about 30 days or less. Working with a real estate agent in Cincinnati can take six months or even longer Not everyone has this time, especially those who are being foreclosed on, who need to move for work, or who need to sell in order to have the capital for another opportunity.

Get Your Money Right Away
When you work with a wholesaler in Columbus, you will typically be able to sell your house in a matter of days. With a traditional listing, there is no way to determine when the house will sell. It could sit on the MLS for months before you find a buyer for it. Selling right away can potentially save you a fortune in holding costs. Imagine, no longer having to pay for utilities, property taxes, homeowners insurance, landscaping services, or property maintenance. Since you know you will be closing quickly, you will be able to plan ahead, a luxury people don’t have when listing their homes on the MLS in Columbus.

Avoid Repairs and Upgrades
When you sell your home to a wholesale buyer in Columbus, Ohio, you won’t have to make any repairs or upgrades to the property. The house will be sold as-is, which means that the buyer will take care of all necessary repairs and improvements after the sale is finalized. This can save you a considerable amount of money and hassle, as you won’t have to worry about getting the house ready for market. If you’re looking to sell your home fast and without any hassle, selling to a wholesale buyer in Columbus is a great option.

Professional real estate agents and investors have designed an emerging real estate strategy to bring the best of both worlds together to benefit sellers, creating an easier way to sell. This new breed of real estate professional is the hybrid agent investor, who can wear either hat, whichever best suits you as the seller. Read on as we explore how Columbus agents and investors work together to help homeowners in Columbus.

Waiting
With a traditional real estate listing, you’ll be prepping the home, updating your decor and appliances, making any major repairs necessary to pass inspection, paying for all of this out of your pocket, and then waiting for a buyer to come along. However, for some homeowners, the potential for higher profits means the choice of listing with your hybrid agent investor acting as a real estate agent, and placing your home on the MLS is a better option. However, if time is of the essence, you don’t have to play the waiting game anymore. Instead, you can skip paying commissions and spending time and money out of pocket by selling directly to your hybrid agent investor, acting as a professional investor. This convenience is one way Columbus agents and investors work together as a hybrid agent investor to help homeowners in Columbus.

Financing Hurdles
Columbus agents and investors are working together to help homeowners in Columbus who have experienced buyers failing to qualify for financing. These buyers are often lost after several weeks have passed, and sellers have patiently cooperated, jumping over every hurdle that the lender required. Working with highly experienced hybrid agent investors acting as real estate agents like those at Flavortown Properties, you’ll know your buyers are pre-qualified. If you’d instead bypass the financing issues altogether, your hybrid agent investor will pay you cash for your home, acting as a professional investor.

Sell Your House As-Is
Selling your home without making repairs can save you a fortune. Many times, homeowners will make repairs before putting their homes on the MLS in order to make it competitive with others on the market. Once a buyer is found, additional repairs will often be negotiated after the appraisal and inspection process. From there, repair costs can snowball, often turning into expenses far greater than you had originally planned for. When you work with cash buyer, your property won’t be subject to repair costs, inspections, or appraisals. You will be able to save money and sell the property without any additional costs to worry about. There are no surprise fees or hidden costs that you aren’t prepared for. We will handle everything from the cleaning to the repairs to the upgrades. With our simple selling process, you’ll be able to sell you’re Dayton house without any work, cost, or hassle.

Avoid Agents
Would you pay $5,000 to sell your house? It might sound crazy at first, but consider the numbers. For that fee, you probably could have sold your home already! A real estate agent will charge a 5% commission for his or her services—that’s about $25,000 TOTAL on a home that sells for $500,000. When agents tell sellers their services are worth it because they can sell homes faster by using their connections and expertise, what they are really saying is this: “I want 90% of your money.”

When you are thinking about selling your Cincinatti house, be sure you know the costs to hold the property. Keeping the property might be costing you more than you think. In our latest post, we take a look at the most common holding costs homeowners face when trying to sell their homes in Cincinatti.

Holding costs can quickly eat away at the sale price you will eventually receive for the home. When selling your house to a private buyer who requires financing, the process to sell your Cincinatti house can take months, resulting in potentially thousands of dollars you will have to spend. However, when you sell your house directly to Flavortown Properties, the holding costs can be eliminated on only a matter of days!

Mortgage Payments
When you own a home, your regular mortgage payment is the most obvious expense. However, if you find yourself paying more than $400 a month on your current property and would prefer to put that money toward another, it’s time to consider selling.

If you want to get out of a bad situation but still feel like you need some more time before taking the leap into new real estate territory, consider refinancing or getting rid of an underperforming loan through cash-out refinancing.

Utilities
Whether or not you are living in the home while it is up for sale, you will need to make sure the utilities are working for any potential buyer who may want to see the home. They will likely check out the light switches and the water pressure… things that can’t be done if you have turned off your utilities. While your bills might be lowered if you are no longer living in the home, you should still plan on paying a few hundred dollars each month to your bills.

Property Taxes
Depending on where you live, the taxes can add up fast. You are responsible for the taxes up until the closing date. When selling directly to Flavortown Properties, your financial obligations to the home can end in only a matter of days.

When reviewing offers for your Columbus property, it important that you know how to correctly run the numbers. Just because an offer looks good on paper, doesn’t mean it is the best choice for you. Learn more about how to crunch the numbers in our latest post!

While the highest offer might appear to be the best, this isn’t always the case. There are many numbers you will need to factor in when reviewing offers for your Columbus house. Below, we discuss some of the costs you may face when selling your home in the Columbus area.

Closing Costs
With a traditional sale to a private buyer, a seller can expect to pay about 2-5% of the final sale price in closing costs. While this varies by the transaction, you’ll want to budget at least 5% to closing costs to ensure you are covered. You don’t want to be surprised at the closing table, owing more than you had planned for.

Repairs
House repairs are inevitable. These costs include not only the price of the materials, but also labor. Contractors sometimes charge by the hour while other times they charge by the job. When you use a contractor that charges per project, you will be able to better estimate your total cost before work starts on your house. This is important because there might be certain things you want done in your Columbus home, but can’t afford at one time. You can decide whether or not to contract out the repair where necessary and take care of it another way when you do have money saved up.

Other Contingencies
There are all kinds of contingencies a buyer might put in their contract. Having a contingency protects the buyer should something go wrong. If there is a problem with the property, they will be able to back out of the sale without any penalty. Some common contingencies include things like not being able to sell their current house in time. If their lender backs out of the deal. And if the inspection comes back with a significant number of repairs that need to be made.

Sometimes, getting your house clean is easier than KEEPING your house clean (especially if you have pets or kids).

We get it.

It’s the law of entropy at work — over time, all things veer toward chaos.

But some people are able to keep their houses clean so easily (at least it seems that way)…

How do they do it?

Here are some tips!

Get Rid of Stuff — Sometimes, there’s just too much stuff. Getting rid of stuff is one of the easiest ways to keep a house more clean… because then there’s less stuff to clean up!

Clean Before Sitting — What’s the first thing you do when you get home? Get in the habit of putting away your shoes, keys, glasses, mail, and other stuff right after you get home.

Make a Place — Everything in the house should have a designated place. If there’s too much stuff to make places for, that probably means some stuff needs to go.

Clean As You Go — The best thing to do is get in the habit of cleaning so that it’s not a once-a-week ritual, but an everyday sort of thing. Clean the kitchen after or as dinner is being made. Do a little bit of laundry every day. Sweep and vacuum every day. And so on. By doing a little bit everyday, there’s never a lot to do all at once.

And if you or someone you know wants to sell a property for a fair cash price, give us a call at (614) 528-1402. We can make a fair cash offer within 48 hours, buy as-is, and close in as little as two weeks!

Want to keep your home warm without breaking the bank?

At Flavortown Properties, we’ve helped a lot of homeowners with a lot of problems… and we’re no spring chicken when it comes to keeping a property heated on a budget.

So we thought we’d come by and drop some tips for you 🙂

Here you go!

Use a Space Heater — Many of the newer space heaters are extremely energy efficient. So try turning down the thermostat by a few degrees and put the space heater in the rooms where people spend the most time. Most of them are also easily portable and can be taken wherever they’re needed.

Smart Thermostat — A smart thermostat is a little spendy up-front, but it’ll save money in the long-run. It allows homeowners to set exactly when the house should be exactly what temperature. Most people save about $180 per year by using a smart thermostat.

Use Credit Cards — It might sound counterintuitive, but we recommend using credit cards to pay utility bills, so long as the credit card used offers good cash back and there isn’t a high transaction fee.

Install Solar Panels — Installing solar panels is a big upfront investment, but it’ll definitely save plenty of money in the long-run on all of the home’s utility bills. Plus, there’s a big tax deduction included when solar panels are installed on a home.

Hope that helps!

And let us know… if you or anyone you know wants to sell a property fast for a fair cash price, give us a call at (614) 528-1402 — we can close in as little as two weeks and we’ll even pay all closing costs!
