I'm excited to share that Ohio Governor Mike DeWine has officially signed Senate Bill 155, marking a significant milestone as Ohio’s first comprehensive law regulating real estate wholesaling.

This new legislation enhances consumer protection by requiring wholesalers to provide a clear disclosure before entering any contract.

Homeowners will now be fully informed about the wholesaler’s role, their right to seek professional advice, and the possibility that their property may be sold below market value.

Importantly, if a property owner does not receive or sign this disclosure, they can cancel the contract at any time before closing.

Wholesalers who fail to comply with this requirement are subject to enforcement under the Consumer Sales Practices Act.

This landmark bill reflects years of dedicated efforts by Ohio REALTORS® and enjoys strong bipartisan support across both chambers.

The law will take effect in 90 days, empowering buyers and sellers alike to navigate the wholesaling market with greater confidence and transparency.
