Can’t wait to see this!

Today, we had the chance to sit down with local filmmaker Rachel Suissa and learn more about her feature film, "Greek Mothers Never Die" (2025), which was filmed in and around Fernandina Beach and Amelia Island!

Rachel moved to Fernandina in 2023. Her father was French and her mother is Greek, and the film draws from that Greek heritage. Nick is also of Greek descent, so the two had plenty to connect over.

We talked about Rachel’s journey as a filmmaker, what brought her to Fernandina Beach, and what it was like to make a feature film right here in our community.

Florida homeowners may see changes to their property taxes if a proposed constitutional amendment passes on November 3, 2026.

The proposal would increase the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028, with future adjustments for inflation.

It would also lower the annual assessment cap for non-homestead properties from 10% to 5%.

When you establish Florida homestead matters. Those establishing residency after January 1, 2027, would generally begin with the current $50,000 exemption and qualify for the larger benefit in their fifth year of maintaining a homestead exemption.

A major potential change on the horizon, understanding how the proposal could affect your home, your property taxes and your community is worth paying attention to.

Nassau County Property Tax Part 1
You received your TRIM notice—now what?

If you own property in Nassau County, your TRIM (Truth in Millage) notice is an important document to review. Here’s what to know:

📄 The 3 columns:
• Prior-year taxes
• Current taxes based on existing budgets
• Maximum with proposed taxes

The third column often ends up closest to the final tax bill. You can also attend your local taxing authorities’ budget hearings to learn more and share your opinion about proposed tax rates.

🔎 Look at the bottom: Your notice shows your Market Value, Assessed Value, Exemptions, and Taxable Value. For homesteaded properties, assessed value is protected from annual increases of more than 3%, which can create a significant difference between your market and assessed values over time.

📅 Key dates:
January 1 – Property status, ownership & residency
March 1 – Homestead exemption deadline
August – TRIM notices
November 1 – Tax bills mailed

Disagree with the market value of your property? You can appeal with the Property Appraiser. Don't wait—address concerns between receiving your TRIM notice and mid-October.

When purchasing a home, don't assume you'll pay the seller's current tax bill. A change in ownership can reset the assessed value.
