A well-written repair amendment keeps expectations clear and prevents unnecessary back-and-forth later in the transaction.

Here are a few simple best practices that make a big difference:

1. Be specific with repair requests
Instead of writing something vague like “repair HVAC,” explain the issue and the expectation. For example:�“Licensed HVAC technician to evaluate and repair condenser unit not cooling properly.”

Specific language helps everyone understand exactly what is being requested.

2. Avoid vague wording
Phrases like “fix as needed” or “repair all issues” leave too much room for interpretation. Clear wording prevents questions, delays, and future disagreements.

3. Separate repairs vs credits

Here are a few key things agents can do to set their clients up for a smoother, more confident closing experience:

• Remind clients about wire fraud safety
Make sure they know wiring instructions are never sent via last-minute email without verification. A quick reminder can prevent a very costly mistake.

• Confirm ID requirements early
Let clients know ahead of time what forms of ID they’ll need so there are no day-of delays at the title office.

• Talk through final walkthrough timing
Set expectations on when it happens and what it covers so buyers know what they’re looking for (and what it’s not).

• Review closing costs in advance
