✅ Inventory rose slightly year-over-year to 3.5 months
✅ Median sale price held steady at $500,000
✅ Closed sales jumped 6.1% compared to last month

But here’s the thing: a big chunk of the homes in the U.S. are getting up there in age 📆, and we haven’t been building enough new ones to keep up 🔨.
