Median List Price of new listings has fallen slightly to $562,116.

The median days on market for sold homes is 133

18% of listings have had a price reduction

Inventory is at 119

Overall the purchase activity around real estate is up about 18% year over year, signaling that more buyers are starting to re-enter the market as rates hold near 6%.

Advantages for buyers-During winter many buyers are waiting until spring or summer to start their search giving you a chance to get the perfect house before others get serious. The sellers that list during the winter are usually highly motivated to sell.
