Love this list and #9 you should absolutely have your own agent (maybe me 😉 as new construction is my specialty) the agent you meet is representing the builder and their best interests. You should have someone doing the same for you.

Everybody loves things that are new and shinny. And you want new you may have to make compromises on how much house you'll get.

If you want the most house for your money a resell house is probably the way to go. That doesn't mean you have to by a fixer upper. We are moving to a more balanced market we're the sellers don't get to boss buyers around and actually need to get their homes "ready to sell."

The data from November is out and we haven't seen this amount of inventory in years. We are approaching a balanced market and having lots of negotiations.
