We have seen this show up in our local numbers for the past few months, where we turned negative on the year over year values. This flattening, and even slight downturn in values has helped to increase affordability, ever so slightly, which is continuing to help move towards a more normalized market. We are continuing to see improvements accross most metrics. We are not in either a Buyer or Seller market currently. This is truly a balanced market, with Buyer demand meeting the current Seller Supply of desirable, well priced, properties.

April continued to bring slow and steady improvement to the markets. We held pretty flat in price, inventory, and new listings, while we had an 6-7% increase and pending and sold lisitngs. This has kept inventory in check. We are 4 years into the great stall, and are slowing but steadily returning to a more normalized market.

This is our first glimpse into how the housing market has been affected by the jump in interest rates. The beginning of the year once again looked like it was going to finally see the increase in transaction volume as we saw rates drop below 6% towards the end of February. This brought out more and more buyers, and we were seeing more home coming on the market that were getting into bidding wars. This all changed as interest rates trended back above 6.5% and higher. The homes sold was the strongest metrix, due mainly to the fact that most of the contracts were entered into prior to the interest rates rising. You can see that pendings were still up YOY, but at half the increase of closed sales. New listings also only modestly increased. Hopefully as rates trend back down, we will see the activity level pick back up once again. Prices are also trending lower which is improving affordability regardless of interest rates.
