If you do need a mortgage start by looking at your financial situation.

Quick tips:

* Find your credit score and review your credit report.
* Save for your down payment and closing costs (estimate 3% of the cost of the home for closing plus whatever down payment you will need)
* Avoid new debt, which will raise your debt-to-income ratio.
* Organize your paperwork. You’ll need your W-2s, tax returns, bank statements and pay stubs to get preapproved.

As interest rates rise, you want to lock in your purchase as soon as possible. Clients always ask me if it makes sense to buy when the market is high. I believe—yes.

Here is some info to support my opinion from

House Price Vs. Interest Rate:
Example Scenario

Which environment is better for home buyers? Consider the following example.

Home Purchase price- $250,000.
10% down payment- $25,000
Financed - $225,000 at an interest rate of 6%.
Monthly mortgage- $1,349

30-year mortgage- $260,363 in interest.

SAME HOME:🏠

Home Purchase price- $300,000
10% down payment- $30,000
Financed- $270,000 at a 4% interest rate
Monthly mortgage- $1,289

30-year mortgage- $194,048 in interest.

Despite paying more for the house, a lower interest rates make the monthly payment lower and the second scenario only pays $194,048 in interest over the life of the loan, thanks to the lower interest rate.

That’s an interest savings difference of over $65,000 although the home was 50K more!‼️‼️💰💰

So if you ask me- is now the time to buy I will absolutely tell you YES YES YES!

These two properties were selected through virtual tours for buyers from New Jersey and South Carolina📲I am more than happy to assist with a virtual purchase for those that are comfortable. We can use FaceTime, Skype, or any other mobile platform that you are comfortable with.

In this market, sometimes you find stuff and you don’t have time to see it in person. You need a realtor that you can trust who is on the ground and ready to support you as needed. Also, these two out-of-state buyers happen to be buying the most northern home I’ve ever sold in the state of Florida and the most southern home. 🤣🤣🤣 These homes are over 3 hours part and each listed in a MLS that I don’t belong to.

I know…I know…as an agent Zillow can seem like THE enemy 🙈‼️

Recently, I assisted clients in both SELLING TO Zillow and BUYING FROM Zillow! An honest review of the transactions—literally seamless and ⭐️⭐️⭐️⭐️⭐️.

SELLING TO ZILLOW: My clients were able to sell their home to Zillow receiving a CASH offer in 30 days 💰💰. Their transaction fees were low and I received a full commission.

BUYING FROM ZILLOW: My clients did not experience a bidding was even in this market 📈and were able to even get in an appraisal contingency.

When I promise you this was one of the most difficult transactions I cannot stress the importance of understanding and learning through each transaction.

Have you ever heard of the FHA flip rule? The FHA flip rule states that a home that was previously purchased with a FHA loan cannot be sold to another FHA buyer within a 90 day period. This caused us to have to end that contract as the sellers wanted to sell quickly. They did not want to wait a 90 day period.

* The date the deed was recorded is when the clock starts ticking on the 90 day FHA flipping rule.

* The FHA defines the resale date to be the date that all parties (buyer and seller) sign the new sales contract.

*Both the sales contract and the FHA case file ID must be assigned a minimum of 91 days after the initial deed was recorded.

I’m my 6 years as an agent, I have never heard of it. I hope that you will be able to learn from my experience and if you ever have questions or if you have any crazy experiences to share, I would love to post them!

At the end of the day, we were able to get to the closing table. It is still a sellers market. Do you know what your home is worth? We are still ready to sell!!

This year has been extremely personal for me. Personal in the sense that I continue to juggle my full-time job and my part-time responsibilities thanks to my teammate Personal in the sense that I recently sold the house that FIRST house I purchased on my own as a 27 year old single mom. It was my first home AND my first transaction as a realtor.

My first home was definitely something that God blessed me with. Not only did I get it in a time where I was paying an astronomical amount for rent and it reduced my expenses dramatically, but I was super blessed to meet some great people along the way to teach my how to transform that house into a home🏠

I did a lot ALL of work on my own in at home. I painted, my boyfriend it at the time—now my husband, helped me rip out all the carpet and I lay down laminate flooring 1900sq feet by myself, I painted the cabinets, and installed the backsplash.

Those small investments of about $5000 changed this house into what you see attached. Please enjoy some before and after‘s of my very first home that I SOLD!

‼️‼️CLOSING DAY‼️‼️ Closing day is my favorite day 🥰🥰 It’s the day that we all work so hard to get to. Lenders, appraisers, inspectors, buyers and sellers alike ❤️ LOVE❤️this day.

This was a particularly difficult closing due to a contingency I had written✍🏽in the contract. Knowing that at times, homes have not been appraising I wanted to protect my buyer and wrote that if the home did not appraise for the contract price, the sale price will be adjusted to the appraised value.🙂

The contract was executed, and 💥BAM💥 when the appraisal was returned to us, the home had appraised for significantly less than the contract price. I pride myself in data based pricing for listings and data based offers for sellers. We may miss some but I ALWAYS want to protect my clients.

The seller tried everything to get out of the contract. Requesting financial contingencies and other things in order to prove that we have violated the contract. Due to a quick moving lending team , and paying attention to contract deadlines, the seller was unable to get out of the contract and my buyer was able to close for her home at the APPRAISED value‼️

When I say this market is 🥵

🔥🔥IT IS HOT🔥🔥!!

Some realtors don’t even want to play the game!

I had a friend tell me that her realtor told her there were NO homes in her price range with her type of financing so she won’t even look 🙈. She should’ve gone with the “The Dream Team”

This home was listed last Wednesday! Guess who had an offer in 30 minutes after our showing on Saturday? I ALWAYS bring my laptop 💻 and need clients to understand we may have to write the contract DURING the showing!

‼️BE READY TO SIGN 🖊 ‼️

This home is being sold by a third-party entity (ie. Opendoor, Zillow, Bungalo) so we had to wait ALLLLL the way through the weekend and the holiday to even hear a response!!

IT WAS BRUTAL 😅😅😅!

Guess whose offer was selected WITH an appraisal contingency? It’s not always about JUST having CASH. There are other things that you can do to make your offer more attractive to a seller whose realtor is knowledgeable.

Whoooo!!!! That’s all I can say after this week! It’s has been B-U-S-Y!! Thank God for my teammate (📣ANNOUNCEMENT COMING SOON 📣)

After about 15 showings and five offers 📝 , we were finally able to get our out-of-town buyers under contract.

They were looking for something that was 2,500+ square feet with a pool. We found them 3,000+ with a pool. This house does need some upgrades and modifications, however it was not at the top of their budget.

When we originally started looking 👀 we looked at this home and it was a contender however the fiancé did not really love it. After putting in multiple offers, my buyer stated that this one was still available and decided it might be worth convincing her partner since it had everything!

Once he revisited it he was down and willing to make some of the modifications that the home needed. (Which are all cosmetic)

TIP: When using the MLS app, I favorite every home that we visit. This allows me to keep track of homes even after we visited them so I can track their status.
