🌋 Big Island real estate in April 2026: We’re officially in a ‘tale of two markets.’ East side homes are softening with more inventory coming on, while West side (Kona/Kohala) homes remain strong. Condos are cooling in spots — especially on the West side — but overall, inventory is rising across several segments. Buyers have become more selective and disciplined. Sellers who price realistically and stage well find more success. Still seeing solid movement, sometimes in under 100 days even at higher price points. Overpriced listings are sitting longer. This shift means real negotiating power for buyers right now and more options than we’ve seen in a while. Perfect timing if you’ve been waiting for the right property in Puna, Ocean View, Kona, or beyond.
Are you:
